Our team is highly adept at navigating the challenges of remote work across British Columbia, consistently delivering on projects regardless of location, weather, or complexity. We uphold budget and schedule integrity even amidst adverse conditions, leveraging prefabrication and innovative problem-solving to ensure every home is built to last.
Recent remote project locations include Bowen Island, Haida Gwaii, Flores Island, Squamish, and New Hazelton.
When should we involve a builder in the process?
We recommend bringing Naikoon into the process as soon as you begin designing — typically at the Concept Design or Schematic Design stage.
This is when big-picture decisions are being made: layout, massing, structure, energy systems, and the character of the home. These early choices have the greatest impact on cost, schedule, and long-term performance. When we’re part of the team from the start, we can help your architect:
- Identify design elements that may be costly or difficult to build
- Explore value-driven alternatives that maintain the intent
- Reduce back-and-forth later by solving coordination issues early
- Build a more accurate budget and timeline as the design develops
Our 46 years of experience has shown that one hour spent planning early saves many hours during construction. Partnering early helps protect your investment and leads to a smoother, more predictable building experience.
What do you offer in preconstruction? Do you offer free consultations or feasibility assessments?
Our pre-construction scope typically includes:
- Estimating
- Cashflow / Estimated Cost Schedule modelling
- Risk analysis & contingency planning
- Value engineering & option reviews
- Constructability analysis
- Tendering & procurement strategy development
- Trade scope alignment and bid levelling
This upfront work is what ensures the budget is defensible, risks are mitigated early, and the project is fully coordinated before construction dollars start moving.
Our fee structure is transparent:
- A fixed pre-construction fee,
- A construction management fee (% of hard costs), and
- General Requirements & Site Management on a cost-plus basis with full transparency.
We don’t offer free feasibility studies or cost estimates, and that’s intentional. Thoughtful pre-construction takes real time, expertise, and coordination across our estimating, design, and construction teams. When we engage in this work, we do it properly – so the budget is accurate, the risks are understood, and the project is set up for success.
That said, we’re always happy to start with a complimentary introductory meeting to learn about your vision and help you understand the best next steps.
Can we incorporate energy-efficient or sustainable features into our home?
Yes, we have built dozens of high-performance, energy-efficient custom homes, all achieving a minimum of BC Step Code 4 or higher, as well as Built Green Platinum Certification. Among those, we have completed 2 Passive House Certified Homes, 3 Net Zero projects, and are early adopters of mass timber for residential constructon, with 2 mass timber homes built to date.
We collaborate with your energy consultant on design considerations to ensure we achieve intended energy performance targets. Examples of energy-efficient features we’ve implemented include boast robust insulation and airtightness scores, and incorporate ENERGY-STAR certified windows, doors, appliances, & lighting, as well as smart home thermostats and lighting to optimize energy use.
